Kāinga Ora's Bader Ventura Apartments is an affordable-housing development in Māngere, Auckland, exemplifying passive design and environmental responsibility.
Materials & application
Following specialist hot-pressure washing by IM Clean, ECOTONE applied a full coating system to precast concrete panels with timber-grain textures and smooth off-form finishes. Primer and matte coatings in custom white and beige were applied via roller at both the precast yard and onsite — beige complementing smooth façade sections while white highlighted textured timber-grain panels and architectural fins.
Outcome
The crisp white and warm neutral tones elevate the building's minimalist form, offering a strong yet calming street presence. The project earned a Gold Award for Residential (2024 NZ Commercial Project Awards), Excellence in Community & Affordable Housing (2024 Property Council NZ) and Excellence in Sustainability (2023 Auckland Property People Awards).
